SLAM Construction Services was hired by the developer for planning approvals, design and construction manager, as adviser, services for the a new three-story 28,000 SF Mixed-Use Development project in downtown New Canaan. SLAM assisted the developer with the design, pre-construction, bidding, and management of the construction phase. Project scope included 7,000 SF of first floor retail space fronting Cross Street, 12 one-bedroom and two-bedroom residential rental units and underground parking.

INSIGHT

The developer was in need of planning, design and construction services for a proposed residential mixed-use project in downtown New Canaan, CT. One of the first projects to be submitted under new Town density regulations, SLAM was approached to provide assistance for this urban development which included a new 3 story building on a tight .5 acre site, requiring adjacent lot underpinning and protection, environmental remediation, and complete utility infrastructure upgrades.

SOLUTION

AS an integrated team SLAM was able to assist the Developer with our full range of services to bring this urban, mixed-use development project to fruition. SLAM provided conceptual planning exercises, and managed the Town application process to get this development approved. Architectural, structural and interior design services were provided, as well as pre-construction estimating, logistics planning and construction management.

There was conceptual planning throughout the process including exterior options.

Conceptual planning exercises and Build-out analysis were done to finalize the best option.

IMPACT

The developer was approved for this mixed-use residential project despite difficult site and zoning regulations. The new higher density mixed-use development has enhanced the downtown area with a mix of retail, office and residential use. The resulting design incorporates the urban fabric and street presence with a local residential vernacular that embodies human scale and neighborhood charm.
